Home Loans in Pleasanton and the Tri-Valley

Thumb pleasanton tri valley

TL;DR

  • Iron Oak has been lending on California property since 1998 and the office is in Pleasanton.
  • We work across the Tri-Valley and East Bay, including Pleasanton, Dublin, Livermore, San Ramon and Danville.
  • Most of what we do is bridge lending and owner-occupied loans for homeowners and families rather than institutional investors.
  • Every Iron Oak loan is interest-only, with the principal due in a single payment at the end of the term.

People searching for a home lender near them in the Tri-Valley get a strange set of results. National brands with a local landing page, lead-generation sites that collect your details and sell them on, and a handful of actual local companies, all looking roughly the same from the outside.

We are one of the local ones. Here is what that actually means and when it matters.

Who are we?

Iron Oak Home Loans is a family-run private money lender at 5627 Stoneridge Drive in Pleasanton. Rich Mendoza and Christy Mathers own the company together and have kept it small deliberately. We have been lending on California real estate since 1998.

What we do is mostly bridge lending and loans on homes people live in. We are not a bank and we are not trying to be one. When a conventional loan fits your situation and you have the time for it, that is usually the better loan, and we will tell you that rather than talk you out of it.

When does a Tri-Valley homeowner need private money?

Usually one of four situations.

  • You found the next house and yours has not sold. Sellers here do not wait, so an offer with a sale contingency competes badly. A bridge loan uses the equity in your current home so you can make a clean offer.
  • A bank said no for a reason that is about paperwork rather than money. Self-employment, a recent change in circumstances, an unusual property.
  • An inherited home. An estate that has not settled, or siblings who need to be paid their share so one of them can keep the house.
  • A deadline that a conventional timeline cannot meet.

How does the local market factor in?

The California Association of REALTORS® reported on 16 September 2026 that the San Francisco Bay Area median time on market in August was 22 days, down from 25 a year earlier, and faster than the 28 day statewide median. Statewide, homes sold at 98.9% of list price.

Those are medians and none of it predicts what any particular house will do. What it does say is that around here the gap between finding a house and needing to have your financing settled is short.

What should you ask any local lender?

  • Are you the company making the loan, or are you collecting my details for someone else?
  • What are your California licence numbers?
  • How does the principal get repaid, and on what date?
  • What happens if my house takes longer to sell than I expect?
  • What are the downsides of this for me?

A lender who only has good news is not being straight with you. Ours are that private financing generally costs more than bank financing, that the principal arrives as one payment at the end, that extensions are not guaranteed, and that the home is the collateral.

Frequently asked questions

Is Iron Oak based in Pleasanton?

Yes. Our office is at 5627 Stoneridge Drive, Suite 314, Pleasanton, California, and the line is (925) 803-2460. We have been lending since 1998.

Which Tri-Valley cities do you lend in?

We lend on California property, so the whole state. In practice a lot of our lending sits close to home, across Pleasanton, Dublin, Livermore, San Ramon, Danville and the surrounding East Bay.

Do I need to come into the office?

No. Most of the process happens by phone and email. You are welcome to come in and some people prefer to, but it is not required.

Are you a bank?

No. Iron Oak is a California private money lender. We are licensed through the Department of Real Estate, DRE #01299684 and NMLS #356760, and the loans are secured by the property the same way a bank loan is.

How quickly can you give an answer?

It varies by file. What helps most is telling us the property, roughly what is owed, what you are trying to do and how the loan gets repaid. If it is not a fit we will usually be able to say so quickly.
