Investor Participation
- Every loan request is reviewed and approved by investors prior to funding.
- The note and deed of trust are recorded in the investor’s name.
- Iron Oak handles loan servicing, collections, and monthly distributions, so investors receive passive income while retaining security of their investment.
Borrower Qualification
At Iron Oak, we take a thorough yet fair approach to lending. As part of our due diligence, we will:
- Require potential borrowers to show the ability to repay
- Evaluate each property individually to declare value
- Obtain a full credit reports
- Perform a background check
Additionally, we ask all borrowers to present a clear and realistic exit strategy. Since our loans are designed as short-term solutions, it’s important to us that each borrower is set up for long-term success, not financial strain, once the loan term ends.
